Cohen & Steers Total Return Realty Fund, Inc. (the Fund) is a diversified, closed-end management investment company. The Fund’s investment objective is to achieve a high total return through investment in real estate securities. The Fund seeks both current income and capital appreciation (realized and unrealized) with approximately equal emphasis. The Fund invests up to 20% of its total assets in preferred and other fixed income or debt securities issued by any type of company. The Fund invests up to 15% of its total assets in restricted and other investments that are illiquid, including securities acquired in private placements, and securities issued by joint ventures and partnerships. The Fund invests in sectors, including residential, communications-towers, industrials, healthcare, self-storage and shopping centers. The Fund's wholly owned subsidiary is Cohen & Steers RFI Trust (the REIT Subsidiary). Its investment adviser is Cohen & Steers Capital Management, Inc.
